Property Management Software in Tanzania
HomeManager is property management software for landlords and property managers in Tanzania. It invoices rent in Tanzanian shillings, collects rent online through Pesapal, records bank, mobile money and cash payments, and shows arrears across every property, in English or Swahili.
What HomeManager does for landlords in Tanzania
Every rent cycle in HomeManager starts with an invoice. It carries the rent, any utilities from meter readings, late fees and custom charges, and it is generated on the schedule you set and sent to the tenant. Tenants see their balance and receipts in a tenant portal, so they are not left asking you what they owe.
When a payment is made, it is recorded against the invoice, a receipt goes out, and the arrears figure moves. The dashboard shows collections, arrears, occupancy and vacancy across all your properties, and reports give you the rent roll and collection efficiency by building. There is also an AI assistant you can ask plain questions, such as who has not paid this month.
All of this is in every plan, with unlimited users and role-based permissions, so a caretaker, an agent and an owner can each see what they should.

Payments in Tanzania
In Tanzania, tenants can pay rent online by card and mobile money through Pesapal. You connect your own Pesapal merchant account in HomeManager. When a tenant pays from the tenant portal, the payment goes to your Pesapal account, not to us: HomeManager never collects rent into its own accounts. The payment is then matched to the tenant's invoice and a receipt is sent.
The methods a tenant sees are the ones Pesapal offers in Tanzania. We do not list individual wallets or banks on this page, because that list belongs to Pesapal and can change. Ask Pesapal which options your merchant account will have in Tanzania, and set it up before your first invoice run.
Pesapal is one way to be paid, not the only way. Plenty of Tanzania tenants still pay by bank transfer, mobile money to the landlord's own number, or cash. You record those payments by hand against the invoice and the tenant gets the same automatic receipt. M-Pesa STK Push is Kenya-only, so it is not part of the Tanzania set-up.
Currency and languages in Tanzania
HomeManager's default currency for Tanzania is the Tanzanian shilling (TZS). Invoices, receipts, the dashboard and reports use it, so a tenant sees the same number you do.
Swahili is one of the five languages HomeManager is available in, alongside English, French, Portuguese and Somali, so a Tanzanian landlord, caretaker or tenant can use the app in Kiswahili or in English. Amounts are shown in TZS by default, with no decimals, which keeps invoices simple to read.
How rent works in Tanzania, and how HomeManager fits
In Tanzania rent is normally quoted and paid in Tanzanian shillings, and it is common for landlords to ask for several months of rent upfront when a tenant moves in. Because one payment can then cover a long stretch, it matters that your records show clearly what was paid and what is still owed. In HomeManager you record each payment against the invoice, and the tenant's balance is visible straight away.
Mobile money is part of daily life in Tanzania, and many tenants send rent from their phone. Some will pay through Pesapal from the tenant portal; others will send money to the landlord's own number. Both are fine. The second kind is simply recorded by you, with the transaction reference, so it never depends on remembering a text message.
How a lease is written, how much notice is needed and how disputes are handled are matters for your agreement and Tanzanian law. We do not give legal advice. What HomeManager gives you is a dated trail of invoices, payments and receipts to show a tenant, an agent or an adviser.
