What HomeManager does for landlords in Uganda

Every rent cycle in HomeManager starts with an invoice. It carries the rent, any utilities from meter readings, late fees and custom charges, and it is generated on the schedule you set and sent to the tenant. Tenants see their balance and receipts in a tenant portal, so they are not left asking you what they owe.

When a payment is made, it is recorded against the invoice, a receipt goes out, and the arrears figure moves. The dashboard shows collections, arrears, occupancy and vacancy across all your properties, and reports give you the rent roll and collection efficiency by building. There is also an AI assistant you can ask plain questions, such as who has not paid this month.

All of this is in every plan, with unlimited users and role-based permissions, so a caretaker, an agent and an owner can each see what they should.

Payments in Uganda

In Uganda, tenants can pay rent online by card and mobile money through Pesapal. You connect your own Pesapal merchant account in HomeManager. When a tenant pays from the tenant portal, the payment goes to your Pesapal account, not to us: HomeManager never collects rent into its own accounts. The payment is then matched to the tenant's invoice and a receipt is sent.

The methods a tenant sees are the ones Pesapal offers in Uganda. We do not list individual wallets or banks on this page, because that list belongs to Pesapal and can change. Ask Pesapal which options your merchant account will have in Uganda, and set it up before your first invoice run.

Pesapal is one way to be paid, not the only way. Plenty of Uganda tenants still pay by bank transfer, mobile money to the landlord's own number, or cash. You record those payments by hand against the invoice and the tenant gets the same automatic receipt. M-Pesa STK Push is Kenya-only, so it is not part of the Uganda set-up.

Currency and languages in Uganda

HomeManager's default currency for Uganda is the Ugandan shilling (UGX). Invoices, receipts, the dashboard and reports use it, so a tenant sees the same number you do.

HomeManager is available in English, French, Portuguese, Swahili and Somali. For Uganda that means English for most landlords and tenants, and Swahili for those who prefer it. Luganda and other local languages are not available in the app today. Whoever uses it, amounts are shown in UGX, which has no decimals, and you can invoice in another currency from the app's list if a particular lease is priced in one.

How rent works in Uganda, and how HomeManager fits

Rents in Uganda are normally quoted per month and paid in Ugandan shillings, and many landlords ask for a security deposit or several months upfront before handover. Some lettings, especially in higher-end or commercial space, are quoted in US dollars. HomeManager can invoice in either, so a dollar-priced lease does not need a separate spreadsheet.

Water and electricity are often shared between units. Where a building has sub-meters, you enter each reading and HomeManager works out the charge per unit and adds it to the tenant's invoice, with the reading and the arithmetic visible to the tenant. Where charges are a flat share, you set a fixed monthly utility amount instead.

Written tenancy agreements, notice periods and what you may deduct from a deposit are set by your agreement and by Ugandan law, which we do not summarise here. HomeManager keeps the invoices, payments and receipts that back up whatever you agreed, but it is not legal advice; speak to a Ugandan lawyer or the relevant authority for your specific case.

Does HomeManager invoice in Ugandan shillings?

Yes. UGX is the default currency for Uganda, and you can use another currency for a specific lease if it is priced that way.

Is there an M-Pesa option in Uganda?

No. M-Pesa STK Push is available in Kenya only. In Uganda tenants pay through Pesapal, or you record bank, mobile money and cash payments by hand.

Which languages can I use in Uganda?

English, French, Portuguese, Swahili and Somali. There is no Luganda version at present.
