What property management software does

Most landlords in Africa start with a notebook, then a spreadsheet, then a stack of mobile money messages they scroll through at month end to work out who has paid. Where it works, and how payments differ

HomeManager can be used by a landlord in any African country, in the local currency. What changes from country to country is how rent reaches you. Where a payment provider can onboard merchants, tenants can pay online and the payment is matched to the invoice automatically. Where it cannot, you record the payment yourself, and everything else works the same. We list what exists, country by country, and we do not claim an integration that is not there.

How a month runs in HomeManager

  1. Set up once. Add the property, its units and each tenant's rent and charges.
  2. Invoices go out. On your billing date, each tenant's invoice is created and sent. Water and other utilities are added from the month's readings.
  3. Tenants pay. Online where a payment rail exists in your country; otherwise the tenant pays you directly, by bank transfer, mobile money or cash.
  4. Payments are matched. Online payments are matched automatically. Anything paid directly, you record in a few seconds against the invoice, and the receipt goes to the tenant.
  5. Reminders chase the rest. Tenants with a balance get reminders; late fees apply after the grace period you chose.
  6. You read the report. Collected, outstanding and overdue amounts, per property and for the whole portfolio.

Who it is for, and who does not need it

HomeManager suits landlords with a handful of units up to agencies with hundreds, especially anyone who collects from more than a few tenants, bills utilities or lives away from the property. What is property management software?

Property management software is a system that runs the money and paperwork of renting out property: it issues rent invoices, records payments against them, sends reminders and receipts, bills utilities such as water, and reports on income and arrears. It does not replace the people who look after the building, such as a caretaker, but it replaces the notebook and spreadsheet behind them.

In which countries can HomeManager collect rent online?

Tenants can pay online through Pesapal in Kenya, Uganda, Tanzania and Rwanda (and also in Malawi, Zambia and Zimbabwe), and by M-Pesa in Kenya. In Nigeria, Ghana, South Africa and everywhere else, you record payments by hand and the tenant still gets a receipt. Online collection is not available in those countries yet.

Can I use HomeManager if online payments are not available in my country?

Yes. Manual recording works in every country. You record each payment, whether a bank transfer, mobile money or cash, against the tenant's invoice, and the balance, the receipt and the reports update from there. Reminders, invoicing, utility billing and the tenant portal work the same way.
