What HomeManager does for landlords in Nigeria

Every rent cycle in HomeManager starts with an invoice. It carries the rent, any utilities from meter readings, late fees and custom charges, and it is generated on the schedule you set and sent to the tenant. Tenants see their balance and receipts in a tenant portal, so they are not left asking you what they owe.

When a payment is made, it is recorded against the invoice, a receipt goes out, and the arrears figure moves. The dashboard shows collections, arrears, occupancy and vacancy across all your properties, and reports give you the rent roll and collection efficiency by building. There is also an AI assistant you can ask plain questions, such as who has not paid this month.

All of this is in every plan, with unlimited users and role-based permissions, so a caretaker, an agent and an owner can each see what they should.

Payments in Nigeria

Online rent collection is not yet available in Nigeria. HomeManager's online payment options depend on the payment partners that onboard merchants in each country, and Nigeria is not on that list today. We make no integration claim for Nigeria, and we would rather say so plainly than have you find out during a trial.

What works in Nigeria today is recording payments by hand. When a tenant pays by bank transfer, mobile money or cash, you record it against their invoice. The invoice is marked paid or part-paid, the tenant receives an automatic receipt, and the balance and arrears update straight away. Payments are always recorded against invoices, so what you see on the dashboard is what the tenant owes.

Because there is no online collection yet, the work that matters in Nigeria is the record. You get a clear invoice for each tenant, a receipt the moment you record a payment, and an arrears view that shows who owes what, so annual rent and part-payments do not get lost in a notebook or a chat thread.

Currency and languages in Nigeria

HomeManager's default currency for Nigeria is the Nigerian naira (NGN). Invoices, receipts, the dashboard and reports use it, so a tenant sees the same number you do.

HomeManager is available in English, French, Portuguese, Swahili and Somali. For Nigeria, English is the language to use. Hausa, Yoruba, Igbo and Pidgin are not available in the app today. Amounts are shown in naira (NGN) by default, and you can invoice in another currency for a lease priced that way. Our SMS provider covers Nigeria, so tenants can receive reminders and receipts by SMS as well as email.

How rent works in Nigeria, and how HomeManager fits

In Nigeria it is common for rent to be paid annually, or for a long stretch, in advance, rather than monthly. That changes what a rent system has to do. You raise the invoice for the amount you agreed, record each payment against it, including part-payments, and the balance always shows what remains. Nothing depends on a monthly rhythm.

Service charges are another everyday feature, particularly in estates and apartment blocks, where tenants pay towards security, cleaning, power, water or common-area upkeep. You can add these as custom charges on the invoice so the tenant sees what is rent and what is service charge, and the arrears figure covers both.

Tenants often also pay agency, legal or caution fees at the start of a tenancy, which are separate from rent. One-off charges can be added to an invoice in the same way. Tenancy rules in Nigeria are largely a matter for each state, so notice periods and permitted charges differ. We do not give legal advice; check the rules for your state with a Nigerian lawyer.
