Property Management Software in Ghana
HomeManager is property management software for landlords and property managers in Ghana. It invoices in cedis, records the payments tenants make by mobile money, bank transfer or cash, sends automatic receipts and tracks arrears for every tenant. Online rent collection is not yet available in Ghana.
What HomeManager does for landlords in Ghana
Every rent cycle in HomeManager starts with an invoice. It carries the rent, any utilities from meter readings, late fees and custom charges, and it is generated on the schedule you set and sent to the tenant. Tenants see their balance and receipts in a tenant portal, so they are not left asking you what they owe.
When a payment is made, it is recorded against the invoice, a receipt goes out, and the arrears figure moves. The dashboard shows collections, arrears, occupancy and vacancy across all your properties, and reports give you the rent roll and collection efficiency by building. There is also an AI assistant you can ask plain questions, such as who has not paid this month.
All of this is in every plan, with unlimited users and role-based permissions, so a caretaker, an agent and an owner can each see what they should.
See the full list on the features page, or the software overview for how it works across Africa.
Payments in Ghana
Online rent collection is not yet available in Ghana. HomeManager's online payment options depend on the payment partners that onboard merchants in each country, and Ghana is not on that list today. We make no integration claim for Ghana, and we would rather say so plainly than have you find out during a trial.
What works in Ghana today is recording payments by hand. When a tenant pays by bank transfer, mobile money or cash, you record it against their invoice. The invoice is marked paid or part-paid, the tenant receives an automatic receipt, and the balance and arrears update straight away. Payments are always recorded against invoices, so what you see on the dashboard is what the tenant owes.
With no online collection yet in Ghana, the value is in a reliable record: invoices that match your agreement, a receipt for every payment, and an arrears view you can open before a visit or a phone call.
Currency and languages in Ghana
HomeManager's default currency for Ghana is the Ghanaian cedi (GHS). Invoices, receipts, the dashboard and reports use it, so a tenant sees the same number you do.
HomeManager is available in English, French, Portuguese, Swahili and Somali. In Ghana, English is the language to use. Twi, Ga, Ewe and other Ghanaian languages are not available in the app today. Amounts are shown in cedis (GHS) by default, and another currency can be used for a lease priced in it. Our SMS provider covers Ghana, so reminders and receipts can reach tenants by SMS as well as email.
How rent works in Ghana, and how HomeManager fits
In Ghana it is common for landlords to ask for rent in advance, sometimes for several months or a year at a time, rather than collecting month by month. A system therefore has to cope with large payments and with long stretches when the tenant is paid up. HomeManager records each payment against the invoice and shows the balance, so you can see at a glance who is covered and who is not.
Many tenants use mobile money, and plenty pay by bank transfer or in cash. All three are recorded by you, with the reference, and each produces the same receipt. That receipt is useful on the day, because disputes about who paid what, and when, are easier to settle with a dated record than a memory.
How much advance rent a landlord may ask for, and how a tenancy must be documented and ended, is governed by Ghanaian law and your agreement. We do not summarise it here and this page is not legal advice. For a particular tenancy, speak to a Ghanaian lawyer or the relevant rent authority.
